I had an amazing experience with David, the owner of Dove Roofing. My family has a home in Joshua Tree that needed emergency service during a historic wind/hail/snow storm. On sand-scoured tile roofs, the tile can look intact while the underlayment beneath it — the layer that actually keeps water out — has worn thin or torn. We check underneath, and where the tile is still good we lift, replace the underlayment, and reset the original tile.
It depends entirely on what failed. A couple of cracked tiles is a small visit; a run of failed flashing or underlayment is more. We inspect first, then put an itemized number in writing — the price you approve is the price you pay.
