A roof out here lives a hard life. Reflected heat off the valley floor, relentless UV, wind-driven grit down the San Gorgonio Pass, and the occasional hard desert rain all work at the same weak points, season after season, until something finally gives.
First, UV dries out sealants and cracks aging shingles until they lose the flexibility that kept them watertight. Then Santa Ana winds lift and tear whatever is already loose, peeling back edges and flinging tile off the field. Meanwhile, the daily swing between afternoon heat and cool desert nights expands and contracts every material on the roof, slowly working flashing and seals apart. The result is that water rarely enters where it shows up inside — it travels along the deck and the framing and drips somewhere else entirely, which is exactly why so many DIY patches miss the mark.

3. Failed flashing. The metal around chimneys, walls, skylights, and vents is where most leaks actually start — not the open field of the roof. Rust, gaps, or lifted edges signal trouble.
4. Dried-out pipe boots. The rubber collars around plumbing vents crack in the heat and let water run down the pipe into the attic. They're one of the most common and most overlooked leak sources out here.
5. Ponding on low-slope sections. Flat and low-slope areas that hold standing water after a rain are prime spots for a slow, hidden leak that rots the deck from above.
6. Interior stains that trace back to the roof. A brown ring on a ceiling or a bubble in the paint almost always means the roof has been letting water in for a while.
